Check-In / Check-Out
- Guests are welcome to check-in after 3pm on check-in day, and must check-out no later than 11am on check-out day
- Early check-in / Late check-out are subject to availability for an additional fee
- Please have government issued I.D. ready for verification
Payment and Cancellations
- 30% non-refundable booking deposit required to confirm your reservation
- Balance is due no later than 14 days before check-in. No refunds after this time. Unpaid balances are subject to cancellation by Hosts.
Occupancy and Use
- Maximum 2 guests per room
- Registered guests only
- Adults 18+ only (unless renting the whole house)
House Rules
**Welcome to our home! Please treat our home as you would treat your own. If you have any issues during your stay, please reach out immediately; we live on site.**
- Quiet Hours: 10pm – 7am
- Smoking / Vaping / E-cigarettes prohibited indoors
- No Parties
- No Pets
- Failure to comply with house rules may result in immediate eviction
Parking
- Free parking on-site for one (1) car per room in designated areas along the back fence, and in front of entry
- Street parking is free, subject to local bylaws including winter restrictions Dec 1 – Apr 1 from 2am – 6am
- Additional parking for a second vehicle must be requested in advance
- Please ensure the laneway / driveway remains accessible for emergency access
Maintenance, Damage & Reporting
Report issues immediately. Hosts document condition with photos before/after. Your credit card may be charged up to $250 for damages incurred. Guests accept liability and costs for any damages they cause.
Safety and Monitoring
Noise monitors only in common areas and disclosed. No audio recording. No devices in private areas.
Exterior cameras are installed facing entries.
Ontario Fire Code: working smoke alarms in all guest rooms, and on each storey. This home is powered by electric heat pumps, and has no fuel burning appliances, and therefore does not require carbon monoxide alarms.
Access
Hosts or agent may enter for emergency repairs or safety checks with notice, or immediately in an emergency.
Liability & Insurance
Guest uses the property at their own risk. Travel insurance recommended.

Ontario law governs this agreement
